Mortgage pricing across US lenders showed a wide 1.25 percentage point spread for 30-year fixed loans on October 19, 2026, according to RateZip tracking cited by AOL.
Eight lenders in the monitored group left all 27 rates unchanged that Monday, while a separate Yahoo Finance survey highlighted variations in annual borrowing costs and lender fees.
AmeriSave posted the lowest 30-year fixed rate at 6.25%, whereas New American Funding listed the highest at 7.5%, RateZip reported.
On a $400,000 loan, that difference translates to an estimated monthly payment gap of about $334.
APR Rankings and Borrower Assumptions
Yahoo Finance's October 19 survey ranked 16 national lenders by annual percentage rate, which includes interest and lender fees.
PenFed Credit Union topped the lowest-rate comparison, while Rocket Mortgage placed last, with a 0.60 percentage point difference between them.
The survey used advertised rates for conventional 30-year fixed mortgages and assumed a $410,800 home, an $82,200 down payment, a $328,600 mortgage, a 715 FICO score, and an Indianapolis ZIP code when extra borrower details were needed.
RateZip also noted that U. S.
Bank's posted 20-year fixed rate fell 0.26 percentage points, the largest weekly drop in its group.
AmeriSave listed refinance rates of 6.625% for a 30-year fixed loan with a 7.123% APR and 5.875% for a 15-year fixed loan with a 6.713% APR.
Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 7.40% for the week ending October 15, 2026, unchanged from the prior week, per figures cited by RateZip through the St. Louis Fed's FRED database.
The 10-year US Treasury yield, a key benchmark for long-term mortgage pricing, closed at 5.10% on October 15, down 9 basis points from the previous close and 12 basis points over the week.
RateZip's Mortgage Demand Index showed inquiry volume fell 4% in September 2026 from August but remained 99% higher than in September 2025.
Home-equity products, including lines of credit and reverse mortgages, made up 90% of inquiries in the three months through September 2026, up from 72% a year earlier.
Refinance inquiries dropped from 11% to 1% of the product mix, according to RateZip.
Yahoo Finance's survey also pointed to differences in discount points, which borrowers can pay upfront for lower rates.
Points ranged from a 0.125 credit at Fifth Third Bank to 2.181 points at Chase Home Lending.
Both publications noted that advertised rates depend on credit profiles, down payments, locations, and other qualifications.
Yahoo Finance's methodology accounted for lender fees and discount points in APR comparisons, while RateZip's national benchmark reflected average interest rates rather than personalized offers or APRs.
